Commercial Plan Review and Building Permits

The City's building permit system exists to safeguard the life, health, property and welfare of the public through plan review, issuance of building permits, licensing of contractors and construction inspection.

The Commercial Plan Review section is responsible for the review of all commercial plans submitted for building, addition and remodeling permits within the city.

What is reviewed by the Building Plans Examiner?

The building plans examiner is responsible for review under the International Building Code, International Mechanical Code, Uniform Plumbing Code, National Electric Code, Uniform Zoning Code, Subdivision Regulations and the American With Disabilities Act.

We also review for site storm water drainage; in essence, the plans examiner does a complete review. The plans are sent to the Fire Department for review under the Uniform Fire Code.

What is required for plan submission?

Central Inspection requires that all submissions include three copies of the full plans, one set of specs (if available), three additional site utility plans, one additional site plan that includes the area of the entire site and calculations for the area of all impervious areas:

What are the Structural Design Requirements?

  • Roof Live Load: 20 psf (no reductions allowed)
  • Ground Snow Load: 15 psf
  • Wind Speed: 90 mph
  • Seismic Zone 1

Can I get a preliminary review of the project prior to submitting it for review?

Preliminary reviews can be scheduled between the hours of 9:00 and 11:00 AM and between the hours of 2:00 and 4:00 PM. Please call Plan Review at (316) 268-4477 or (800) 591-0938 (for out of state only) for an appointment.

What are the most common deficiencies on the submitted plans?

Some of the most common things that we note as missing are:

  1. The completed Plan Submittal Information Application.

  2. The three copies of the site utility plans.

  3. The extra site plan that has impervious area shown.

Some of the most common errors found on plans are:

  1. Accessible parking signs must be mounted with the bottom edge at 60 to 72 inches.

  2. The curb ramp cannot be located in the clear aisle required for the accessible stall.
